Thanks to the ancient remedy of Common Law, you have substantial levels of power in terms of removing trespassers. It is possible to remove trespassers “using no more force than what is reasonably necessary” in the event they refuse to vacate your property. It’s generally safer to use Certified Enforcement Agents when you need to remove trespassers. Avoid damage and injuries

Sometimes we may inform the police if we believe it is necessary to do so when conducting a physical eviction. The Department for Communities and Local Government advises that in certain situations, the police should be present to avoid a potential breach of the peace. The police may decide the eviction needs to be delayed until a more suitable time depending on the specific situation. If the advice of the police is ignored, the landlord may risk property being damaged or persons becoming injured during the eviction process.

We offer two processes to our clients. We can either make the request as a 24-hour notice or serve a 2-4 hour self-help eviction notice. It is not always possible to remove travellers and illegal encampments from your land within four hours. Therefore, we may need to remain on site for a maximum of 12 hours to achieve the targeted results.

Save on court expenses

You do have the option of applying for a court order. However, this can take up to 21 days and leave you with costs of up to £5,500. Many trespassers exit sites as soon as notices are served. When this is the case, you are only charged for the attendance and serving of the notice. Should we need to remain on site for longer and use removal vehicles, the cost of enforcement will be higher, yet still significantly less than the expense of a Court Order.

Detailed reports provided

A full detailed report will be compiled when we arrive on your site. This report will include detailed information on the number of trespassers and vehicles. It will also feature information about the behaviour of the trespassers. The report will be e-mailed out to you, with real-time updates being provided. We can also advise you on strengthening your site in future, providing you with information on topics like adding height restriction barriers, strengthening gates and using 24-hour security services.
